Sellers
Selling your home
Start with what it is worth. Then decide what is worth doing before it goes to market.
Home valuation
What is my home worth
A live estimate of your home's value and the equity you have built, updated every month, with no obligation attached.
The process
How a home gets to market
01
Walk the house
Erica sees it before she says anything about price. What it needs, what it does not, and what a buyer will notice first.
02
Price it against reality
Against what has genuinely sold nearby, not against what neighbours are asking. An optimistic list price costs more than it ever earns.
03
Prepare properly
Repairs, paint, decluttering and staging, in the order that returns the most for the least. Some homes need very little.
04
Photograph and launch
Professional photography, a complete listing, and a launch timed so the first weekend does the work it should.
05
Show and negotiate
Open houses, private showings, and a straight read on every offer, including the terms that matter more than the number.
06
Escrow to close
Inspections, repair requests, the appraisal and the loan. Erica keeps the dates and tells you early when something slips.
Marketing
What is actually included
Marketing is a word most listing presentations use without saying anything. Here is what it means on Erica's listings.
[CONFIRM] The real marketing list. Erica should confirm exactly what she includes as standard, so this section can name it instead of describing it in general terms. Typically: professional photography, a floor plan, a property website, syndication to the major portals, print, social, email to her database, and the open house schedule. Publish only the items she actually provides.
Thinking about selling
A conversation costs nothing and does not commit you to listing.
