Against what has genuinely sold nearby, not against what neighbours are asking. An optimistic list price costs more than it ever earns.

Prepare properly

Repairs, paint, decluttering and staging, in the order that returns the most for the least. Some homes need very little.

Photograph and launch

Professional photography, a complete listing, and a launch timed so the first weekend does the work it should.

Show and negotiate

Open houses, private showings, and a straight read on every offer, including the terms that matter more than the number.

Escrow to close

Inspections, repair requests, the appraisal and the loan. Erica keeps the dates and tells you early when something slips.
